1. Head, Valuation

JOB SUMMARY:

Responsible for the valuation of properties taking into consideration many factors, which collectively 

embrace the principles and practice of good Property Asset Management.


ESSENTIAL JOB FUNCTIONS:



1. Assumes responsibility for the effective performance of valuation duties.

· Responsible for assisting in the sourcing of Property information such as Title Deed descriptions, Surveyor or general diagrams, Municipal data onvaluations on town planning zoning and market intelligence in relation to rental statistics and yields for various property types.

· Assisting with site inspections with regards to building measurements and field notes describing the property.

· Assisting with Property inspections.

· Control of carrying out of reasearch with regards to costs and values.

· Responsible for the preparation of valuation reports.

· Responsible for implementing the investment methods, which involves the preparation of discounted cash flows in order to arrive at the net present value of a rental income stream.

· Responsible for the estamated new replacement cost for insurance purposes and the calculation of depreciated replacement costs in the case of specialized properties.

· The control and adoption of statistics of comparable sales and rentals by reference to market information.


2. Assumes responsibility for establishing and maintaining good business relations with exisitng and potential Clients and external trade contacts.

· Ensures that clients are satisfied with Company services.

· Obtains clients feedback and continually works to improve services.

· Resolves client’s requests, complaints, and problems.

· Promotes goodwill and conveys a positive image of the Company.

· Promotes services at trade shows.

· Proactively pursues new potential clients and builds a database of clients.


3. Assumes responsibility for maintaining effective working relations, communication, and coordination with Company personnel and with management.

· Sets goals in accordance with Company objectives. Tracks progress toward goals.

· Provides assistance to area personnel as needed.

· Keeps management informed of area activities, changes in competitive conditions, and significant problems.

· Completes required reports and records accurately and promptly.

· Attends meetings as required.


4. Assumes responsibility for related duties as required or assigned.

· Completes special projects.

· Cross sells the Company’s other services and provides leads to other departments.

· Assists with updating of stock and database.


EDUCATION:

· Bachelor's degree in Estate Management or related field.


TRAINING REQUIREMENTS:

· Registration with the Institute of Valuers

· Registration with Council for SA Valuers


SKILLS
REQUIREMENTS:

· Strong interpersonal and public relations skills.

WORK EXPERIENCE:

· Previous valuations experience (in excess of 10 years in a senior valuationsposition)

· Good knowledge of Company services.

· Understanding of product positioning and competitive conditions.

· Knowledge of Valuations and marketing techniques and principles.


2. General Manager
JOB SUMMARY:

Responsible for providing and implementing business strategies for Bagno Design. Provide leadership and guidance to key departments within the organization. Drive business strategy to achieve short term and long term business objectives. Responsible for driving and ensuring actualization of financial goals.


ESSENTIAL JOB FUNCTIONS:

· Responsible for developing plans for the business on an annual basis and also ensuring that the plans are actualized through team.

· Develops, reviews, updates and implements business strategic planning including sales and financial performance.

· Oversees key projects, processes and performance reports, data and analysis.

· Reviews analyses of activities, costs, operations, and forecast data to determine the company’s progress toward stated goals and objectives.

· Ensures the right processes and procedures are put in place to supportbusiness plan.

· Creates brand awareness through well designed brand and marketing strategies.

· Responsible for business development and increasing profitability of Bagno Design by identifying projects before work begins as well as identifying reputable sanitaryware companies that can trade Bagno Design’s products.

· Manages relationship with Franchisor- Sanipex group by ensuring that the terms of agreement are adhered to by both parties.

· Oversees ordering of products from Sanipex group and verifying quantity before order is placed. Liasing with Showroom Manager & Warehouse Manager to ascertain inventory levels, fast-moving items and new orders to replenish warehouse stock.

· Manages key and strategic relationships with clients, third-party contractors and shipping agents/companies to ensure smooth operations.

· Identifies the human resources needs for the business and responsible for driving programs to motivate employees.

· Works with human resources department/consultant to develop and implement employee retention strategies.

· Monitors financial targets set for departments and ensures these targets are met.

· Prepares monthly reports as agreed with the Board of Directors.

· Provides recommendation regarding investments and champions new business initiatives.

· Prepares annual budget and makes presentation to Board of Directors.

· Oversees and ensures high safety standards at all times.

· Oversees, manages and coordinates all other departments/units and operational activites towards actualization of business goals.

· Responsible for Projects Unit which manages enquiries or transactions for developments of more than five villas (houses).


EDUCATION:

· Bachelor's degree in any field from a reputable University.

· An MBA from a pedigree institution will be an added advantage


TRAINING REQUIREMENTS:

· Member of Nigerian Institute of Management will be an added advantage
